How much space do you have in the Production Offices at Eastern Effects?

We offer up to 5,300 square feet of office space, including six private offices varying in sizes from small offices, perfect for one to two people, all the way to our large corner office with views (perfect for your VIPs, or even to run an entire department out of). The central point of the office is a large windowed open bull pen area that can be configured many ways to meet your production needs. What are the rental rates for the Production Offices at Eastern Effects?

We base our rental pricing on the following criteria:

  1. How much space do you require?
  2. How many people will be using the production offices?
  3. How long do you plan to use the space?
  4. Will you be needing any parking?
  5. Will you be renting your lighting and grip equipment from Eastern Effects, Inc.?
  6. What is your production's overall budget?
In order to accommodate every production’s specific needs, we provide package pricing based on the above six criteria.

What if my production only needs a small space for preproduction, then later a larger portion of the office when in full production?

We understand the ever changing needs of your production – from pre-production to wrap. Eastern Effects can work with you to customize an affordable office rental package that will accommodate the changing size and needs of your production. Give us all the details of your project and we will do our very best to make it work for your budget.

What is included in the rent?

24 Hour / 7 Day access Security system All utilities (including heat and air conditioning) Desks, chairs, and filing cabinets Digital phone system and telephones Wireless Internet service Fax machine with dedicated phone line Weekly restroom cleaning and garbage disposal

Do I have control of my office layout?

Feel free. Eastern Effects gives you the flexibility of making the space your own. Lay it out, move your desks and storage change it up to your liking – as many times as you’d like!

Is there parking available?

Parking is available for rent in our lot directly attached to our building. Prices vary on what size of vehicle you will be parking. We accept vehicles from passenger cars up to 14’ cube trucks.

Is there space for my wardrobe department? How about my art department?

Yes, there is a great space available on the first floor (complete with easy load in) that is well suited for your wardrobe department or your art department. (We do not recommend the storage of larger props such as bulk furniture in the production office space).

Is there a kitchen in the office?

Yes, there is a brand new kitchen located in the office, stocked with kitchenware including: plates, cups, bowls, and silverware. Kitchen appliances include the following: microwave/convection oven, refrigerator, water cooler, and coffee machine.

How many telephones can I get with my office rental?

We are happy to work with you on your specific phone needs. With most rentals, we provide you with one phone per desk. We offer additional phones upon request (up to a reasonable amount).

You provide the telephones; do you provide the lines as well?

No, tenants are responsible for contacting the phone company directly to set up their telephone service. **See Below**

How do I set up my telephone service?

Tenants will contact the service provider of their choice directly for phone service, once the service provider has run the lines to our building; Eastern Effects will hire its telephone service person to run the lines to the extensions and the set up of your choosing. There is a one time fee for telephone setup.

What if I have questions concerning any of the set up procedures or just about the offices?

During business hours (Monday to Friday 8:30am to 5:00pm) the Production Office Rental Manager is always here to assist you with any questions you may have. After business hours we do have an emergency phone service, in the case of a true emergency.

What are the closest subway stops to the office?

The closest stops to the Production Offices at Eastern Effects are as follows: The F and G lines from the Smith/Bergen stop, or the R and M lines at the Union Street Stop.

What amenities are available close to the offices?

We are located in Carroll Gardens, only two and a half blocks from the heart of Smith Street. There is an amazing variety of restaurants to choose from that all deliver to our building. You will also find everything from great coffee shops to anything else that you may need from hardware stores to office supplies.

Do you offer any discount if I also rent my lighting and grip equipment package from Eastern Effects?

Yes, we provide discounts on Production office rentals when you rent your main lighting and grip package from Eastern Effects, Inc. Please contact the Production Office Rental Manager for details.
